Tenants beware: Understand and save on operating costs

Are your rental costs rising, and you are unsure what belongs and what doesn't? In this episode of "vidaHören", lawyer Paul Kessler from the law firm Singer, Kessler & Partner explains everything important about cold rent, warm rent and operating costs in Austria. You will learn which costs are permissible, which are not and what rights tenants have - including valuable tips on how to avoid unnecessary expenses.
Rent cold, warm – the difference
- Rent / basic rent: The amount you pay for the use of your apartment.
- Basic rent: Includes only the basic rent, operating costs are not yet included.
- Warm rent: Includes the basic rent plus operating costs, e.g. heating costs ("warm") and other ancillary costs.
What operating costs are permissible?
Ongoing, recurring costs arising from the use of the apartment are permitted, for example:
- Water/sewage, garbage collection, chimney sweeping, pest control
- General lighting, housekeeping/cleaning
- Insurance (fire/liability)
- Operating costs of communal facilities such as lifts, playgrounds or saunas
Not permitted: Costs for maintenance, conversion or anything that goes beyond ongoing use.
Check utility bills correctly
- Deadline: Billing must be made by June 30 of the following year at the latest
- View receipts: If anything is unclear, you can check invoices
- Objection: Possible within one year, reclaims can be asserted for up to three years
Know your rights – act safely
Tenants have the right to information and inspection of receipts - use them actively! If you inform yourself and, if in doubt, consult experts, you can avoid unpleasant surprises.
Practical tip: In particular, check major cost changes and get professional support if you are unsure. Even small steps can protect against unnecessary expenses.
